01Bring two outlines, not one conclusion
For a renovation, list the work, quotes, contingency and possible accommodation costs. For a move, list buying, selling and moving costs. Rough outlines are a useful starting point when you label what is known and what still needs checking.
02Have your existing loan details handy
Note the balance, rate, remaining term, fees and features you actually use. Tell us what you would like to improve. The first step may be a discussion with your current lender; changing lenders is not an assumed outcome.
03Explain what the household needs to protect
Think about your regular spending, savings buffer and the disruption each option could bring. If you run a business, include the business commitments that affect your personal budget rather than relying on turnover as a measure of available income.
