Bank Employee Loans
Working for a bank may give you access to an employee banking offer, but the details depend on your employer and the particular loan. Staff discounts and professional lending concessions have different eligibility rules. Start with your written staff offer, then compare it with other available options using the same borrowing amount, repayment type and loan term.
LMI means lenders mortgage insurance. It protects the lender; a waiver removes the borrower’s premium under the applicable policy.
The key points
- An employer's staff offer does not establish an industry-wide entitlement.
- Get current employment and loan conditions in writing.
- Compare total costs before choosing a staff loan or refinancing.
LMI waiver for bank workers: what to check
Start with the current staff policy for your own employer. A banking job by itself does not establish an LMI waiver. NAB’s November 2025 covered-bond prospectus, for example, describes mandatory LMI above 90% LVR for NAB employees, compared with the usual 80% threshold. This dated policy description is a starting point for questions, rather than a complete current staff offer.
NAB's careers page separately advertises home-loan rate and fee benefits for permanent colleagues. Neither source establishes eligibility for another bank's employees. Ask the relevant staff banking team to confirm whether any LMI concession applies to your employment, deposit, property and loan purpose.

Separate staff eligibility from income evidence
Prepare your employment details, recent payslips or salary credits, savings, existing debts and household spending. These support the borrowing assessment even where a staff concession is available. If your remuneration includes a bonus or other variable component, ask what evidence the lender needs before including it in your budget.
Obtain the current staff terms and ask whether employment category, probation, minimum service or a future departure affects the offer. Have the terms explained for your own employment and loan.

Put the staff offer beside an external quote
Compare the quoted interest rate, ongoing fees and repayment amount for equivalent loans. Check whether the features you will use, such as an offset account or extra repayments, carry additional costs. A concession with an appealing label can still cost more over time if another loan better suits your balance and repayment plans.
LMI protects the lender. Removing its premium can reduce upfront costs or, if it would otherwise be added to the loan, the amount financed. A waiver does not guarantee approval, and you still need to repay what you borrow.

Recheck the terms when refinancing
A new lender assesses the proposed refinance on its own terms. NAB explains that LMI is not transferable between financial institutions. If your equity is below 20%, check whether fresh LMI could apply and include it in the comparison.
Also compare discharge, application and any fixed-rate break costs. Keep the remaining term visible: extending it can increase total interest even when monthly repayments fall. Ask separately what your employment change would mean under the existing staff contract.

Frequently asked questions
Does banking employment guarantee an LMI waiver?
No. Eligibility depends on the lender’s current written staff policy and assessment of your proposed loan. Confirm the offer before relying on a smaller deposit.
Must I borrow from my employer?
You can compare other lenders. An employer-specific benefit does not automatically follow you to another bank.
Will I lose my discount if I leave?
That depends on your staff offer and loan terms. Get a written answer for your loan before relying on a continuing benefit.
