SELF-EMPLOYED HOME LOANS

You run the business.
Let’s plan the home loan.

Your income may come through invoices, contracts or company profits rather than a regular payslip. We help you put the whole picture together, so your home loan conversation starts with how your business really works.

UNDERSTAND YOUR OPTIONS

Ways to approach
your home loan.

Being self-employed does not automatically mean a specialist loan. Start with the evidence, then explore the options available for your circumstances.

01

Full documentation

A standard home loan may be an option when your financial records are up to date. Lenders commonly review tax returns, ATO notices of assessment and financial statements. Requirements depend on the lender and your business structure.

02

One-year income assessments

Some lenders can assess eligible applications using one year’s financial records. This is a specific assessment option with conditions, rather than a rule for every borrower or a promise of approval.

03

Alternative documentation

Some lenders may consider business bank statements, BAS or an accountant’s letter instead of the usual income documents. Income and repayment capacity still need to be assessed, and costs and conditions can differ.

04

Reviewing your existing loan

If your business or household needs have changed, we can review your current loan and refinancing options. Compare switching costs, the remaining term, repayments and the features you would actually use.

THE FULL PICTURE

More than
a payslip calculation.

Business structure matters

Sole traders, company directors, partnerships and people receiving trust distributions can need different supporting documents. Business turnover is not the same as income available for a personal home loan.

Tell the story behind the numbers

Seasonal income, changes in profit and funds retained in the business can need explanation. Certain expenses may be considered as income adjustments, sometimes called add-backs, but only with evidence and lender assessment.

Keep room for real life

Existing business loans, equipment finance and guarantees can interact with your home loan. Allow for tax commitments, working capital and quieter months as well as household repayments. We can work alongside your accountant to clarify the information.

GOOD TO KNOW

A few good
questions.

Do I need two years of financials?

Not always. Some lenders have assessment options using one year, while others require a longer history. The relevant conditions, business history and documents still need to be checked.

What if my income changes from year to year?

Lenders may average income or use a lower figure when earnings have fallen. Current records and an explanation of material changes help us work through the available options.

Does being self-employed mean I need an alt-doc loan?

No. You may be eligible for a standard home loan. Alternative documentation is another assessment pathway where available and suitable; it does not remove income verification or credit assessment.
