THE FRF READING ROOM · HOME LOAN GUIDE

Unusual Employment

You do not need a conventional nine-to-five job to explore a home loan. Casual work, contracts, multiple jobs and variable pay can be considered, but the lender needs a clear picture of sustainable income. The useful starting point is your actual work pattern, supported by records. Requirements differ between lenders, so there is no single employment-history rule that applies to everyone.

The key points

  • The consistency and likely continuation of income matter alongside your employment type.
  • Separate base pay, overtime and income from each job when preparing your records.
  • Check the budget against quieter periods, not just your best recent payslip.

Explain how your work actually operates

A casual worker with regular shifts has a different income pattern from someone moving between short assignments. A fixed-term employee may also be assessed differently from a contractor running a business. Explain who pays you, whether tax is withheld, how hours are set and when the current arrangement ends.

For a new role or probation period, provide the employment contract and available payslips, and ask how that lender assesses the change. Include relevant earlier employment and any gaps. Do not assume either that probation prevents an application or that a signed contract guarantees acceptance.

Make each income source easy to follow

Prepare payslips, salary-credit bank statements and ATO income statements covering the period requested. ANZ's published checklist, for example, asks for different evidence for casual and permanent employment. That illustrates why a document list needs to match the proposed lender rather than a general online rule.

If you have several jobs, keep a separate record for each employer. Show normal hours, pay frequency and start dates. Explain seasonal peaks or overlapping contracts so the application does not present an unusually busy month as your permanent income.

Check how overtime and allowances are treated

Your total payslip is not necessarily the income figure a lender will use. Ask how overtime, bonuses, commission and allowances are assessed, and what history supports them. Policies can vary by occupation as well as lender: Westpac publishes specific overtime and allowance treatment for certain eligible occupations.

As a practical budgeting exercise, work out repayments using a quieter month and allow for unpaid time between contracts. Keep money available for the expenses that continue when shifts do not, including insurance, rates and everyday bills.

Choose a realistic application point

Income is only part of the assessment. Existing repayments, living costs, credit limits, deposit and the property also affect the proposal. A borrowing calculator is a planning tool, not an approval.

A useful first conversation identifies missing evidence and checks whether applying now or after a clearer income record makes sense. Keep the lender informed if your job, hours or contract changes while an application is underway.

Frequently asked questions

How long must I have been employed?

There is no universal minimum. The lender's policy, your work type, available income history and wider financial position determine what is required.

Can income from a second job count?

It may be considered. Provide evidence for both roles and ask what income the lender will accept; adding two salaries together is not an approval assessment.

Will all my overtime be included?

Not necessarily. Treatment depends on the lender, occupation, evidence and income pattern. Confirm the accepted amount before setting your property budget.
