THE FRF READING ROOM · HOME LOAN GUIDE

Australian Expat Home Loan

Australian citizens living overseas may be able to obtain a home loan for Australian property, subject to a lender's assessment. Citizenship does not guarantee finance, and earning a strong overseas salary does not establish your Australian borrowing limit. The practical starting point is to confirm your ownership position, document income and debts, and understand how the proposed lender treats your country, currency and employment.

The key points

  • Australian citizens overseas have a land-acquisition exemption under the foreign investment framework.
  • Lenders can apply different residency requirements and adjustments to foreign income.
  • Plan for currency movements, overseas documents and independent tax advice.

Separate citizenship from tax residency

An Australian citizen living abroad may fall within the statutory definition of a foreign person, but the regulations provide an exemption for land acquisitions. Do not assume that exemption automatically extends to a company, trust or every joint ownership arrangement. Your solicitor should check the actual purchaser and any co-buyer.

Tax residency is a separate assessment based on your circumstances. Neither an Australian passport nor an overseas address settles it alone. Ask an appropriately qualified tax adviser about Australian and overseas obligations before deciding how to own or use the property.

Understand how overseas income is assessed

Lenders may restrict acceptable currencies and reduce the converted income used in their assessment. Bonuses, commissions and other variable earnings can need additional evidence or adjustments. A policy allowing foreign income does not necessarily allow applicants who live overseas: residency and income rules must both fit.

For example, Macquarie's published guidelines separately address residential address requirements, permitted currencies, income adjustments and translations. Those requirements illustrate why an online borrowing calculator cannot establish an expat's eligibility. Confirm the relevant lender's current policy for your circumstances before relying on an estimate.

Prepare evidence that tells the whole story

Gather your passport, employment contract, recent payslips and salary-credit statements, plus evidence of savings and other income. Prepare a complete list of living costs, credit limits and loans in both countries. Ask which documents need certification or translation and how identity checks and signing can be completed abroad.

Explain whether the property will be rented, used by family or occupied after your return. Keep your lender informed if your job, income, planned return date or intended property use changes during the application.

Leave room for currency and timing changes

If your income currency weakens against the Australian dollar, the same Australian-dollar repayment costs more in that currency. Build a buffer for repayments, transfer costs and property expenses, and plan how the deposit reaches settlement. Obtain independent legal and tax advice on the purchase and any future return to Australia.

Frequently asked questions

Does the foreign buyer restriction prevent Australian expats buying?

Australian citizens buying personally generally benefit from the land-acquisition exemption. The established-home prohibition for foreign persons now runs to 30 June 2029. Check joint purchases and entity structures separately.

Will the lender count my entire overseas salary?

Not necessarily. Currency, employment type, income evidence and lender policy affect the assessment. A salary converted at today's exchange rate is not a confirmed borrowing capacity.

Do I have to return to Australia before applying?

That depends on the lender's residency and verification requirements. Check these early, including arrangements for identity checks and signing, before agreeing to a settlement deadline.
