Fire & Emergency Services Loans
Emergency-service work covers permanent firefighters, retained or on-call roles, volunteers and many support occupations. Those differences matter to a home-loan lender. A policy for employed frontline firefighters cannot automatically be extended to everyone in emergency services. This guide shows how to check income treatment, possible LMI options and application evidence, based on published information reviewed on 5 October 2026.
LMI means lenders mortgage insurance. It protects the lender; a waiver removes the borrower’s premium under the applicable policy.
The key points
- Frontline firefighters may have eligible overtime and allowances counted fully.
- Lender-paid LMI is different from an insurance waiver.
- Volunteer service alone does not establish paid employment eligibility.
Check the exact frontline income policy
Westpac names employed frontline fire officers and firefighters for possible 100% overtime and allowance assessment. St.George's equivalent policy needs six months of income evidence with the same employer; shorter histories may be referred. Office-based emergency staff and self-employed applicants are excluded from that policy.
The useful question is which parts of your earnings qualify. Provide an ordinary roster period as well as records of extra duties so a busy deployment is not mistaken for your usual income pattern.

Separate waived LMI from lender-paid LMI
Granite's Essential Worker product names permanent full-time firefighters who are off probation. It advertises lender-paid LMI up to 90% LVR for eligible owner-occupied purchases in metropolitan and inner-city locations. Construction and vacant land are excluded. Other borrower, property and credit criteria apply.
Here the lender pays the insurance: that is different from saying no insurance exists. BankVic also says eligible emergency workers may receive LMI waivers in certain circumstances, but its public FAQ does not establish a universal occupation list or limit. Confirm the actual offer and total cost.

Describe retained, volunteer and support work accurately
Do not treat volunteer service, an emergency organisation's name or a similar job title as proof of eligibility for a paid-firefighter benefit. Retained, on-call, dispatch, rescue and support roles need their own assessment against the lender's wording.
Prepare a simple breakdown of your main employment and any paid emergency-service work. Show the contract or appointment basis, earnings history and which amounts reimburse expenses. If you hold several roles, identify them separately; combining every deposit into one salary figure can obscure the evidence the lender needs.

Plan the purchase around the income you can sustain
Use your expected ongoing roster to set a comfortable repayment budget, then allow for quieter periods. Include buying costs and the costs of owning the property, rather than committing every available dollar to the deposit.
Arrange property inspections and obtain the required finance assessment before making commitments that depend on approval. FRF can help you prepare a clear employment summary and compare suitable loan options. A favourable occupation policy does not override the lender's checks of your finances or the property.

Frequently asked questions
Do volunteer firefighters receive the same benefits?
Not automatically. The named Granite option requires permanent full-time employment off probation. Your paid occupation and finances can still be assessed for other home-loan options.
Does the 100% rule cover every emergency worker?
No. The cited frontline policies name specific professions. Dispatch, administrative, volunteer and other emergency roles should be checked individually.
Can I rely on exceptional deployment earnings?
Ask the lender to assess the evidence before including them in your borrowing estimate. Acceptance of eligible overtime does not make every unusually high pay period ongoing income.
